Who is responsible for performing physical inspections for contracts to
PBCAs?
Performing the physical inspections is the
responsibility of REAC or an agent for REAC in accordance with the
protocols created by REAC. The PBCA is responsible for follow-up and
monitoring any issues cited in the review be corrected by the owner. The
PBCA will use the physical inspection status report “Thursday Report”
received from the Contract Administration Oversight Monitor to identify
which contracts have had an inspection and the subsequent rating. The PBCA
will then pull up the physical inspection in REMS to determine what type
follow-up activity will be required based on the findings cited and the
corresponding scoring. The PBCA follows up on all EH&S items identified
in the Physical Inspection Report until owner certifies they have been
mitigated.
I just received a very low REAC score. I disagree with the findings.

You may appeal your REAC score directly to REAC. You may

What is NTHDC's role in REAC Inspections?
NTHDC follows up on all EH&S items identified on
REAC inspections. This means owners can expect a call from an NTHDC representative
as well as a faxed information package explaining timelines and
certification requriements for these exigent items. Further, NTHDC will do
confirmatory reviews of EH&S items at the next Management and Occupancy
Review.
